Bad Business Report Tokuzato Housing

Just want to let you all know that Tokuzato Housing is not a good business to work with. They talk a good game and they look professional but the fact is they will take your money as much as they can.

I rented a Tokuzato house for 355,000 or $4,832.00 per month for two years. Thats $115,968 and I can say I was the third tenant to live in this house. It's easy to say that this house is paid in full and the owner and Tokuzato are collecting 80% profit and 20% overhead.

When we moved in there was minor damage to the floor throughout the house. Tokuzato did not replace the tile.

When it came time to move out. They strong-armed me with a $600 cleaning bill. Told us if we use someone else that we will fail the inspection and still have to pay Tokuzato. I had to agree and then they told me that I had to to a pre cleaning before they clean. My wife and I spent hours cleaning the walls and swept the floor.

Then Tokuzato sent their inspector and the entire house had little sticky notes all over the place. They charged $150 to replace floor tile that had furniture scratches on it even if it was damaged from previous damage. They charged $350 to paint the walls. There was no unusual damage to the wall I had picture frame holes and dirt and scratch marks. I repaired all the picture frame holes and little scratches. They still told me that I had to pay for painting. They they tryed to charge me to repair the AC vent that was skipping when you turn it on.

Tokuzato Housing is not covering maintenance and ware and tare included in the rent. They are charging all tenants for the repairs and then not changing floor tiles after they get the money. They are taking as much money as they can. I filed a complaint with Kadena Housing and they confirmed and registered it.

Please register all your complaints to housing and I recommend that you avoid Tokuzato Housing.

This is nothing special. All the housing agencies operate the same. I was with them for two years and they didn't do anything different than Central Housing did for the other two years. You should have read your lease ahead of time, it stipulates the cleaning fee so you should have been prepared. I've actually found Tokuzato to be one of the easier agencies to work with.

I lived in Rentals for 6 years in Okinawa.. several homes.. and recieved at least 90% of my deposit back.. y'all are just nasty..

funny that you wold make a comment in support of a business that makes a point of stiffing the customer. The lease does not stipulate that Tokuzato will perform the cleaning at $600. It only said we are required to clean the house to their standard. I clearly stated in section 4 that the owner is responsible for fair ware and tear. Its even more funny that they didn't repare or replace the damage from the previous tenant they just collected the money. Since you are pro Tokuzato then you must be working as an agent and part of the problem or you like bending over and taking it in the rear instead of challenging the problem.

I dont know what your agency, cant say nay for my yet, however when I moved here I took pictures of every single thing that was damaged in this house, showed to them.. I know as any rental they still going to try, but at least I have pictures to go along with the reports we do at the move in.
